answer text <p>In the Housing Minister's answer to Question UIN <a href="https://questions-statements.parliament.uk/written-questions/detail/2024-10-28/11383" target="_blank">11383</a> on 31 October 2024, he set out the measures the Government is taking to deliver the biggest increase in social and affordable housebuilding in a generation.</p><p>The Government is committed to working with social housing providers to ensure that homes are safe, decent, warm and free from damp and mould. That is why we have committed to bringing forward regulations to improve the quality of social housing, for example Awaab’s Law, and to ensuring that landlords meet fire safety regulations. The costs and impacts of new regulatory requirements are set out alongside the relevant consultation and subsequent consultation response.</p><p>The Government is providing funding for social housing landlords through the Social Sector ACM Cladding Remediation Fund, the Building Safety Fund and Cladding Safety Scheme for 11m+ buildings. The Government’s Warm Homes Plan also offers grants and low interest loans which support investment in insulation, low carbon heating and other improvements.</p><p>As we set out in July, details of future Government investment in social and affordable housing will be brought forwards at the Spending Review.</p>

answer text <p>MHCLG remain committed to ensuring the BSR are properly funded to deliver the most significant changes to building safety for generations. The BSR’s mission is to protect people and places, stewarding a built environment where buildings are long-lasting and confidence is restored in residents’ safety and the competence of the sector.</p><p>The BSR has been building capacity and developing operational functions to deliver its statutory duties under the Building Safety Act 2022. We have ramped up work with local authorities and regulators to speed up remediation and will set out a Remediation Acceleration plan shortly. Funding provided to the BSR remains in line with best regulatory practice, taking a transparent and proportionate approach to deliver this mission.</p> more like this

To achieve this, we will implement new High Street Rental Auctions as set out in Part 10 of the Levelling Up and Regeneration Act 2023. answer text <p>The government has committed to delivering the biggest increase in social and affordable housebuilding in a generation.</p><p>On 30 July we announced a number of changes in planning policy designed to support the delivery of affordable homes. We also confirmed a range of new flexibilities for councils and housing associations, both within the Affordable Homes Programme and in relation to how councils can use their Right to Buy receipts, and a further £450 million for councils through the Local Authority Housing Fund enabling councils to grow their housing stock.</p><p>At the Budget on 30 October, the Chancellor set out details of an immediate one-year cash injection of £500 million to top up the existing Affordable Homes Programme which will deliver up to 5,000 new social and affordable homes. This comes ahead of the multi-year Spending Review next spring, where the Government will set out details of new investment to succeed the 2021-26 Affordable Homes Programme.</p><p>The Chancellor also confirmed that we will reduce Right to Buy discounts to their pre-2012 regional levels and allow councils to retain 100% of the receipts generated by Right to Buy sales.</p><p>In addition, the government will consult on a new 5-year social housing rent settlement to provide the sector with the certainty it needs to invest in new social housing.</p>

answer text <p>The Ministry of Housing, Communities and Local Government does not gather data on the number of leasehold properties which contain Reinforced Autoclaved Aerated Concrete (RAAC). However, our current assessment is that prevalence of RAAC is low in housing.</p><p>All building owners should continue to manage building safety and performance risks of all kinds in their buildings, including RAAC, in a proportionate, risk-based, and evidence-based manner. To do so, they should continue to follow guidance published by the Institution of Structural Engineers (IStructE) to identify, assess, and manage issues relating to RAAC.</p> more like this
