The Government has published relevant guidance for landlords and tenants during the period affected by the Covid-19 outbreak which is available on the GOV.uk website. This guidance makes clear that tenants should continue to pay rent and abide by all other terms in their tenancy agreement to the best of their ability, and that rent levels agreed in the tenancy agreement remain legally due.

The Government has introduced an unprecedented financial support package to help renters continue to pay their living costs, including rent, during the period affected by the Covid-19 outbreak. This includes support for businesses to pay staff salaries, strengthening the welfare safety-net with a £7 billion boost to Universal Credit, and increasing the Local Housing Allowance rates so that they are set at the 30th percentile of market rents in each area. If a tenant’s ability to pay rent is affected during this period, tenants should speak to their landlord at the earliest opportunity.
"} , "answeringMember" : {"_about" : "http://data.parliament.uk/members/4075", "label" : {"_value" : "Biography information for Christopher Pincher"} } , "answeringMemberConstituency" : {"_value" : "Tamworth"} , "answeringMemberPrinted" : {"_value" : "Christopher Pincher"} , "dateOfAnswer" : {"_value" : "2020-06-09", "_datatype" : "dateTime"} , "isMinisterialCorrection" : {"_value" : "false", "_datatype" : "boolean"} , "questionFirstAnswered" : [{"_value" : "2020-06-09T15:09:31.057Z", "_datatype" : "dateTime"} ]} , "answeringDeptId" : {"_value" : "7"} , "answeringDeptShortName" : {"_value" : "Housing, Communities and Local Government"} , "answeringDeptSortName" : {"_value" : "Housing, Communities and Local Government"} , "date" : {"_value" : "2020-06-01", "_datatype" : "dateTime"} , "hansardHeading" : {"_value" : "Rented Housing: Coronavirus"} , "houseId" : {"_value" : "1"} , "legislature" : [{"_about" : "http://data.parliament.uk/terms/25259", "prefLabel" : {"_value" : "House of Commons"} } ], "questionText" : "To ask the Secretary of State for Housing, Communities and Local Government, what steps the Government is taking to ensure that tenants who have not been financially affected by the covid-19 outbreak continue to pay rent.", "registeredInterest" : {"_value" : "false", "_datatype" : "boolean"} , "tablingMember" : {"_about" : "http://data.parliament.uk/members/4776", "label" : {"_value" : "Biography information for Munira Wilson"} } , "tablingMemberConstituency" : {"_value" : "Twickenham"} , "tablingMemberPrinted" : [{"_value" : "Munira Wilson"} ], "uin" : "52529"} , {"_about" : "http://data.parliament.uk/resources/1192916", "AnsweringBody" : [{"_value" : "Ministry of Housing, Communities and Local Government"} ], "answer" : {"_about" : "http://data.parliament.uk/resources/1192916/answer", "answerText" : {"_value" : "
