answer text <p>The Government does not collect data on the costs to vendors of residential property transactions which fall through. In a 2017 Business, Energy and Industrial Strategy survey, the average cost for a failed transaction for those respondents who only sold a property was £582, for those sellers who also bought a property it was £740 and for sellers who never successfully sold it was £650.</p> more like this

The Secretary of State has allocated over £58 million to help councils prepare for Brexit. The Department's programme of Brexit events for local government has been attended by more than 350 senior local government officers, representing more than 200 councils. answer text <p>We are not publishing details which will identify buildings because of the risk to public safety. Details of every building identified as having unsafe Aluminium Composite Material (ACM) cladding systems are provided to the relevant local authority and fire and rescue service, and every building is visited by the local fire and rescue service to ensure appropriate safety measures are put in place. We continue to push hard to further accelerate remediation in all cases and, in the private sector, to ensure leaseholders are protected from bearing the costs.</p> more like this

answer text <p>The ban on letting fees in Scotland was clarified in 2012. The private rented sector in Scotland has continued to grow and in 2016 made up 15 per cent of households compared with 13 per cent in the 2012 Scottish Household Survey. The Scottish Government estimate the number of letting agents currently operating in Scotland is around 1,700. This demonstrates that good and innovative agents will continue to have a market in which to thrive.</p> more like this

answer text <p>It is very difficult to understand the direct impact of the ban on fees on rental levels in Scotland since there are many different economic factors to take into account. Rents have risen on a cumulative basis no faster in Scotland since 2012 than in England and the sector remains healthy. According to ONS data, between 2012 and 2018, rents increased on average by 12 per cent in England compared to 6 per cent in Scotland.</p> more like this

answer text <p>The Tenant Fees Bill is not about driving letting agents out of business. Letting agents should be reimbursed for the valuable services they provide but this must be by landlords rather than tenants. It is only fair that the party who contracts the service should pay for the service. We do not expect the full level of tenant fees that are charged currently by letting agents to be passed on to landlords. Currently, there is evidence of excessive charging by letting agents, such as double charging of both landlords and tenants, or charging more than the economic value of services provided. Good letting agents, providing services that represent value for money to landlords, will continue to play an important role in the market. This is what the provisions of the Bill will achieve – landlords will choose the agent that provides the quality of service that they are seeking at a price that they are willing to pay.
