unstar this property answer text <p>We published the revised National Planning Policy Framework in 2018, setting out national planning policies for supporting high quality communications in England. These include that the planning policies and decisions of local planning authorities should support the expansion of electronic communications networks, such as 5G.</p><p>We have also introduced a range of permitted development rights to support the delivery of mobile infrastructure, including legislating for higher masts in 2016, whilst also protecting local amenity.</p><p>We hope that these measures will be used by industry, alongside proactive engagement with the planning system, to ensure delivery of 5G. However, we will keep planning regulations under review.</p> more like this

unstar this property answer text <p>Rural exception sites are used for affordable housing provided in perpetuity, on land that would not normally be released for development. While some market housing may be allowed on such sites, this is at the local planning authority’s discretion, and no threshold applies. On sites that are not exception sites, national policy is that affordable housing should be sought only on sites that involve major development, except in designated rural areas where a lower threshold may be set.</p> more like this

unstar this property answer text <p>The National Planning Policy Framework makes it clear that in rural areas, planning policies should identify opportunities for villages to grow and thrive, especially where this will support local services. These opportunities should be explored in both local plans and neighbourhood plans that look to allocate housing.</p><p>The Framework also makes it clear that in rural areas housing development that reflect local needs should be supported. The rural exception sites policy specifically promotes the delivery of affordable housing in rural areas.</p><p>In addition, an £8.5 million ‘discounted homes’ pilot is being used to support communities who wish to bring forward affordable homes for sale through neighbourhood planning, many of these are expected to be in rural areas.</p> more like this

The Government has allocated additional funding to LEASE to provide independent, free, initial advice to leaseholders on building safety issues to ensure they are aware of their rights and are supported to understand the terms of their leases. unstar this property answer text <p>The Department has no plans at present to carry out a test of high-pressure laminate panels with combustible insulation behind them. The Expert Panel issued updated advice to building owners in December 2018 on how to assess and manage any non-Aluminium Composite Material related risks to their buildings. This form of construction would not meet current building regulations guidance unless a suitable test has already been carried out. Building owners should seek professional advice and remove any unsafe materials where necessary.</p> more like this
