unstar this property answer text <p>EWS1 is not a Government form or regulatory requirement, and it is not a safety certificate. EWS1 was created by industry to help with mortgage valuations for flats in blocks with cladding. It is designed to identify whether a block is likely to need value-affecting remediation work.</p><p>Building owners are responsible for ensuring their building is safe and they have a legal duty to maintain an up-to-date fire risk assessment. This should include the external walls and Government has clarified the Fire Safety Order, through the Fire Safety Bill, to ensure this is abundantly clear.</p><p>We will continue to work with lenders to help them to recognise alternative forms of assurance of building safety such as a comprehensive Fire Risk Assessment which includes the external walls.</p> more like this

The Regulatory Services Task and Finish Group, which was set up by the Department in December 2020, has considered these issues in partnership with the Local Government Association and with senior colleagues from local authorities. It is for this reason that we are working with industry to develop and trial reservation agreements. These legal agreements would be entered into by both parties at the point of offer and there could be financial penalties if a party withdrew without good reason. unstar this property answer text <p>Levels of homelessness in England can be best estimated by looking at the number of households in temporary accommodation at the end of each year.</p><p>There is no data before 1998. The number of households in temporary accommodation in Q4 1998 was 53,790. In Q4 2000 it was 73,080, in Q4 2010 it was 48,010 and Q4 2020 is provisionally 95,370.</p><p>We are putting in place an unprecedented level of support to tackle homelessness and rough sleeping over 2021/22, over £750 million. This includes the £310 million Homelessness Prevention Grant, giving local authorities more control and flexibility in managing homelessness pressures and supporting those who at risk of homelessness.</p> more like this

unstar this property answer text <p>The Government is clear that effective enforcement is important to tackle breaches of planning control, including against new built homes which do not conform to the planning permission. Local authorities already have a wide range of planning enforcement powers, with strong penalties for non-compliance, and as the Planning for the Future White Paper highlighted, we want to strengthen these powers and sanctions.</p><p>The National Planning Policy Framework emphasises that effective enforcement is important to maintain public confidence in the planning system, and further guidance on enforcement for local planning authorities is set out in our planning practice guidance.</p><p>My Department does not collect data on enforcement notices served against different types of development so has no data available about enforcement action against new built homes.</p><p> </p> more like this
