answer text <p>The Government believes that good design is fundamental to creating attractive, safe and healthy places, where people genuinely want to live. Furthermore, high quality design is key to making development acceptable. The Housing White Paper published in February this year set out a number of measures to strengthen national planning policy on design.</p><p>Included in these proposals are measures to strengthen the role of design expectations and pre-application discussions on design. Local and Neighbourhood plans are an essential way to give communities a stronger voice in the design of new housing, and to influence the design of what gets built in their area. As part of the White Paper we also set out our ambition to make clear that design should not be used as a valid reason to object to development where it accords with clear design expectations.</p><p>Following the Housing White Paper consultation, we are now considering the responses to these proposals on design, with a view to publishing a revised National Planning Policy Framework for consultation in early 2018.</p><p>As a further measure to support increased design capacity within local planning authorities, we announced the Planning Delivery Fund on 4 December 2017. This £25 million fund will help to support a step change in design quality of new development, as well as design advice and support to local planning authorities delivering growth.</p><p> </p>

answer text <p>As the Chancellor set out in the Autumn Budget, the Homes and Community Agency will expand to become Homes England, bringing together money, expertise, and planning and compulsory purchase powers, with a clear remit to facilitate delivery of sufficient new homes, where they are most needed, to deliver a sustained improvement in affordability. answer text <p>The recent Autumn Budget demonstrated this Government's determination to fix our broken housing market. It announced £15.3 billion of new financial support for housing over the next five years, bringing the total support for housing over this period to £44 billion.</p><p>Of the new financial support announced, some £4.8 billion will be used for interventions on land, including relating to identification and clearing sites - £2.7 billion for the Housing Infrastructure fund , £1.1 billion for a Land Assembly Fund, £630 million aimed at tackling smaller stalled sites and £400 million for tackling our run down estates. The precise use these funds will be put to, will come through engagement with places to identify the barriers to delivering housing in their areas, and the specific sites and opportunities brought forward.</p><p> </p> more like this

answer text <p>The Housing White Paper set out the Government’s ambitious programme to bring brownfield land back into use in England. We have already introduced a requirement for local planning authorities to publish a statutory brownfield land register by the end of 2017, which will identify which previously developed sites are suitable for housing. Local authorities will be able to grant permission in principle, on suitable sites in their registers. This will provide early certainty about the suitability of sites for housing-led development before detailed and often costly development proposals need to be provided. Permission in principle will reduce risk for developers and improve the efficiency of the planning process for the benefit of all users.</p><p>It is our intention to introduce permission in principle by application for small sites later in the year, and we expect this will be a particularly helpful tool for small and medium sized builders developing on brownfield land.</p> more like this
