answer text <p>New buildings constructed using modern methods of construction must comply with Building Regulations’ requirements. These are written in performance terms to allow for different methods of construction. The developer is responsible for ensuring compliance with Building Regulations. The independent review of Building Regulations and fire safety has made a series of recommendations about the regulatory system. The Government supports the principles behind those recommendations and will set out in the Autumn how it intends to implement the new regulatory system.</p> more like this

answer text <p>Second homes are ordinarily domestic properties and are therefore liable for council tax, rather than non-domestic rates. Where a home is made available for letting commercially for short periods totalling 140 days or more per year, the Valuation Office Agency may value it for non-domestic rates. Small business rate relief is available for any business property that meets the criteria for the relief.</p> more like this

answer text <p>As of 12 April 2018, the testing programme at Building Research Establishment (BRE) has identified 317 buildings with Aluminium Composite Material (ACM) cladding. Of these, 304 buildings have cladding systems which the expert panel advise are unlikely to meet current building regulations, and therefore present a fire hazard on buildings over 18 metres. Of the 304 buildings, 158 are social housing buildings, 14 are public buildings, 101 are private residential and 31 are student residential.</p><p>Local authorities are still in the process of identifying and verifying the status and remediation plans for private sector high rise residential buildings with potentially unsafe ACM cladding.</p><p>We do not hold information on the type of materials used on remediated buildings.</p> more like this

answer text <p>On 11 December 2017, the Ministry of Housing, Communities and Local Government published a note advising building owners who are concerned about the fire safety of external wall systems that do not incorporate Aluminium Composite Material (ACM). The note covers how to seek advice, assess and mitigate potential risks associated with such systems.</p><p>In addition, the Building Research Establishment (BRE) has published a list of external wall systems that have passed a large-scale BS8414 fire test.</p><p>The Government has also commissioned research to improve understanding of the fire performance of external wall systems. We will expect this to be published in Summer 2018.</p> more like this
