answer text <p>My Honourable Friend has been a strong advocate for delivering more housing in urban areas and protecting our precious green spaces.</p><p>The Levelling Up and Regeneration Bill includes new powers for “Street Votes”, allowing residents on a street to bring forward proposals to extend or redevelop their properties in line with their design preferences, and hold a vote on whether they should be given planning permission.</p><p>This measure will incentivise communities to consider the potential for development, particularly in the urban areas where new homes are most needed.</p> more like this

answer text <p>On 16 August 2021 my Department launched the Review of Architects Regulation with a Call for Evidence. This Review considered the current form of regulation for architects and the architectural sector in the UK and sought views on a range of topics including forms of regulation, access to the architectural profession, sustainability and innovation. The Call for Evidence included a section on 'Functions of an Architect,' which sought views on protected functions and a workshop on this matter, led by my officials, was undertaken on February 2022. The responses to the Review are currently being considered.</p> more like this

answer text <p>The National Planning Policy Framework (NPPF) was amended in July 2021 to make clear all sources of flood risk, including surface water, should be considered, to ensure that any new development is safe for its lifetime without increasing the risk of flooding elsewhere.</p><p>The NPPF prioritises the use of Sustainable Drainage Systems (SuDS) for all development in areas at risk of flooding. The Framework is also clear that SuDS should be incorporated in all major developments, unless there is clear evidence that this would be inappropriate.</p><p>Local Plans should be informed by a Strategic Flood Risk Assessment (SFRA), which should take account of climate change in levels of flood risk by applying guidance provided by the Environment Agency. The SFRA should inform the strategic identification of land for development in the Local Plan.</p><p>In October 2021 the Government commenced a review of the case for implementing Schedule 3 to the Flood and Water Management Act 2010 concerning SuDS. This will look at the benefits and impacts of implementation as well as alternative methods for ensuring that SuDS are incorporated in future developments. The review is expected to conclude August 2022.</p><p>Furthermore, as part of our wider ambitions for an improved planning system we intend to review the NPPF to ensure that it contributes to climate change mitigation and adaption as fully as possible.</p>

answer text <p>This Government believes that offering older people a better choice of accommodation to suit their changing needs can help them to live independently for longer and feel more connected to their communities.</p><p>In 2020, we consulted on options to raise or make accessibility standards of new homes mandatory, recognising the importance of suitable homes for older and disabled people. We are currently considering responses to our consultation and next steps will be set out in due course.</p><p>As set out in our National Planning Policy Framework, local authorities should already assess the types of homes needed for different groups within in their community and reflect this in their local planning policies.</p><p>We continue to drive up the supply of new homes, by diversifying the market; investing in affordable housing; and increasing land supply for new homes by investing in infrastructure.</p> more like this

answer text <p>We are investing £11.5 billion in the new Affordable Homes Programme, which includes the delivery of specialist or supported housing, including retirement housing. Homes England is our key delivery partner for the programme (outside of London, where the programme is delivered by the Greater London Authority).</p><p>More broadly, this government is committed to improving the supply and diversity of housing options available to older people. As set out in the Levelling Up White Paper, we intend to launch a new taskforce which will look at ways we can provide more choice, better quality and greater security of housing for older people. Further information on the remit, timing and membership of the taskforce will be announced shortly.</p> more like this

answer text <p>Anyone intending to carry out any of the works mentioned in section 2 of the Party Wall Act 1996, must inform all adjoining owners. The Act contains no enforcement procedures for failure to serve a notice. If work starts without a notice being given, an adjoining owner can seek to stop the work through a court injunction or seek other legal redress.</p><p>The Department has not carried out an assessment of the average legal costs of pursuing a civil court injunction to enforce compliance with the Act or the potential merits of amending the Act. The Act provides for surveyors to be paid the reasonable costs of drawing up an award. However, if the building owner or the adjoining owner feels that a surveyor’s costs are unreasonable, they may ask for a breakdown of costs, e.g. the hourly rate and number of hours of time being charged for.</p><p> </p><p> </p> more like this
