answer text <p>The Government appreciates the problems that some housing benefit and universal credit claimants can face in finding accommodation in the private rented sector. We strongly encourage landlords and agents to look at all potential and existing tenants in receipt of housing benefit or universal credit on an individual basis and we will shortly be publishing a new <em>How to Let</em> guide to help landlords better understand their responsibilities. The Government is helping benefit claimants to access the private rented sector through further Targeted Affordability Funding in 2018/19 and 2019/20.</p><p>There is no legislation that prevents private rented sector landlords and agents choosing not to let their property to an individual claiming (a) housing benefit or (b) universal credit. However, the Equalities Act 2010 exists to prohibit acts of discrimination against individuals in terms of age, disability, gender reassignment, race, religion or belief, sex, sexual orientation, marriage and civil partnership and pregnancy and maternity.</p><p> </p>

answer text <p>The number of social housing sales since 2012 is available in live table 678 <a href="https://www.gov.uk/government/statistical-data-sets/live-tables-on-social-housing-sales" target="_blank">https://www.gov.uk/government/statistical-data-sets/live-tables-on-social-housing-sales</a></p><p>These are figures for sales of social housing in England only, figures on the sales of social housing in Northern Ireland are a matter for the devolved administration.</p><p>Our record on the provision of affordable housing is a strong one with over 357,000 affordable homes delivered since 2010. This included 257,000 homes for rent. Whilst 69,000 local authority homes have been sold since 2010, there have been 127,000 new homes provided for social rent during the same period.</p><p /> more like this

answer text <p>We have introduced fixed term tenancies for new council tenancies to ensure we get the best use out of our social housing stock and focus this valuable resource on those who need it the most for as long as they need it.</p><p>The Secure Tenancies (Victims of Domestic Abuse) Bill will ensure that existing lifetime tenants who need to move to escape domestic abuse and are rehoused by a local authority are granted a further lifetime tenancy in their new social home.</p><p>We will set out the circumstances in which local authorities will have discretion to continue to grant lifetime tenancies in regulations</p> more like this

answer text <p>The Department’s £50 million Homeless Prevention Programme comprises of thee funds:</p><ul><ul><li><p>£20 million to establish a network of 28 ambitious Homelessness Prevention Trailblazer areas;</p></li><li><p>£20 million rough sleeping grant fund for 48 projects providing targeted prevention and early intervention for those at imminent risk of sleeping rough; and</p></li><li><p>£10 million for 8 Social Impact Bond projects to provide personalised support for long-term rough sleepers.</p></li></ul></ul><p>Milton Keynes submitted bids for all three funds. In response to their cross-authority bid with Luton and Bedford for Rough Sleeping Grant funding, they were awarded £624,000.</p> more like this

answer text <p>The Government is committed to promoting fairness and transparency for leaseholders and freeholders.</p><p>The written statement on 21 December 2017 (HCWS384) set out a package of measures to crack down on unfair leasehold practices. This includes introducing legislation as soon as Parliamentary time allows to prohibit the development of new build leasehold houses, other than in exceptional circumstances; restricting ground rents in newly established leases of houses and flats to a peppercorn; and working with the Law Commission to support existing leaseholders, including making buying a freehold or extending a lease easier, faster, fairer and cheaper and reinvigorating commonhold to provide greater choice for consumers.</p><p>As part of bringing forward legislation we have been, and will continue to, work with stakeholders from across the sector to ensure the best outcomes for consumers as well as considering the case for exemptions to prevent adverse impacts upon new much needed supply. The Law Commission has commenced work on enfranchisement and commonhold reform, including launching an 8 week commonhold call for evidence on 22 February.</p><p>On 1 April, the Government published its response to the recent call for evidence, <em>Protecting consumers in the letting and managing agent market</em>. This sets out proposals for a new regulatory approach for letting and managing agents. We will establish a Working Group to take forward this work and will also ask the Working Group to look at fees and charges affecting both leaseholders and freeholders and consider under what circumstances they are justified and if they should be capped or banned.</p>
