Bids are currently being assessed in line with the published assessment process. star this property answer text <p>The Government welcomes the National Housing Federation discussion paper for its members on defining net zero for social housing and we look forward to seeing the outcome of the Federation's decarbonisation project.</p><p>The Social Housing White Paper committed to a review of the Decent Homes Standard, which will consider how the standard can work to support better energy efficiency and the decarbonisation of social homes. Part One of the review is underway and is due to conclude this Autumn.</p><p>The Social Housing Decarbonisation Fund (SHDF), for which the manifesto committed £3.8 billion over 10 years, will support local authorities and housing associations to improve the energy performance of social rented homes. Following the launch of the SHDF Demonstrator in October 2020, £62 million has been awarded so far, covering over 2,300 social homes, to test innovative approaches to retrofitting at scale. Bidding for the first wave of the fund opened in August 2021.</p> more like this

star this property answer text <p>The Government lifted Local Housing Allowance rates to the 30th percentile of local rents in April 2020, and in 2021/22 maintained them at their increased level in cash terms. The increased Local Housing Allowance rates alongside the wider package of economic support measures introduced by the Government during the pandemic have effectively prevented a widespread build up of rent arrears, by supporting private renters to continue paying their rent. This is evidenced by the latest published data from the English Housing Survey Household Resilience Study from November – December 2020, which suggests that the vast majority (91%) of private renters are up to date with their rent. Of the 9% (353,000 households) in arrears, two thirds are in arrears of less than 2 months.</p> more like this

star this property answer text <p>The UK Government has provided an unprecedented package of financial support during the pandemic, which is available to tenants.</p><p>The Coronavirus Job Retention Scheme and £20 per week uplift in Universal Credit are in place until the end of September helping renters to continue paying their rent. Local housing allowance rates have been maintained at their increased level in cash terms in 2021/22, meaning claimants renting in the private rented sector continue to benefit from the significant increase in the local housing allowance rates applied in April 2020.</p><p>For those who require additional support, Discretionary Housing Payments (DHP) are available. For 2021-22 the Government has made £140 million available in DHP funding, building on the £180 million provided last year.</p><p>Renters also continue to benefit from longer notice periods, giving them more time to make alternative arrangements. As of 1 June, until at least 30 September, notice periods must be at least 4 months except in the most egregious cases.  Bailiffs have been asked not to carry out an eviction if anyone living in the property has Covid-19 symptoms or is self-isolating.</p>

For 2021-22 the Government has made £140 million available in DHP funding, building on the £180m provided last year.</p><p>To help those at risk of homelessness we are providing local authorities with £310 million through the Homelessness Prevention Grant. This funding represents a £47 million increase on the previous year's funding and can be used to offer financial support for people to find a new home, to work with landlords to prevent evictions, and to ensure families have a roof over their head. Tenants in need of additional support should speak to their local council for more information.</p><p>Renters also continue to benefit from longer notice periods, giving them more time to make alternative arrangements. As of 1 June, until at least 30 September, notice periods must be at least 4 months except in the most egregious cases.  Bailiffs have been asked not to carry out an eviction if anyone living in the property has Covid-19 symptoms or is self-isolating.</p>

star this property answer text <p>This Government is committed to ending rough sleeping this Parliament and believes everyone deserves a roof over their head.</p><p>We are working cross government and with the Ministry of Justice to address the barriers offenders face in securing suitable accommodation and are aware of the specific complex needs of women prison leavers.</p><p>The Ministry of Justice has committed over £20 million to supporting prison leavers at risk of homelessness into temporary accommodation and will support individuals into long-term settled accommodation. My department secured funding at the 2020 Spending Review to support prison leavers at risk of homelessness into private rented sector tenancies. The Ministry of Justice has also opened Approved Premises for women.</p> more like this

Publicly Available Specification (PAS) 9980 will provide specific advice to enable professionals carrying out the assessment of external wall systems in a consistent manner. star this property answer text <p>Blanket bans against tenants in receipt of benefits have no place in a fair and modern housing market. The Government has worked with the lettings industry to agree an approach to end this practice. Major lettings portals Zoopla and Rightmove agreed to stop the use of 'No DSS' adverts on their websites, and several major lenders agreed to remove restrictions on mortgages which prevented landlords from letting to tenants on benefits. <br> <br>We will continue to encourage landlords to look at all tenants on an individual basis. Current legislation prohibits acts of discrimination against individuals on the basis of a number of protected characteristics. Where a prospective tenant believes that they have been discriminated against, they should seek independent legal advice or contact Citizens’ Advice for free, impartial advice.</p><p>Additionally, it is a legal requirement for letting and managing agents in England to belong to one of the two Government approved redress schemes. If a prospective tenant feels that a letting agent is acting unfairly or continues to offer a poor service, they can raise a formal complaint.</p><p>The Government is committed to delivering a fairer and more effective rental market for all tenants, including our intention to abolish Section 21 ‘no fault’ evictions and introduce a lifetime deposit to ease the burden when moving house. More details will follow in a White Paper published later this year, which will be informed by engagement with stakeholders.</p>
