This is supported by our intention to create a £1 billion Brownfield Fund to unlock homes on brownfield land. The Fund is a new initiative and as such no payments from it were made in previous years.</p><p> </p><p>The focus of the Fund will be on unlocking homes on brownfield land to create additional housing. Ministers are finalising the details of how it will operate and are clear that the role of local authorities such as Pendle Borough Council will be crucial.</p> more like this

unstar this property answer text <p>We provide strong encouragement for re-use of brownfield land. The National Planning Policy Framework expects local authorities to give substantial weight to the value of using suitable brownfield land within settlements for new homes and other uses. We ask them to prioritise brownfield wherever practicable, and have provided support in the form of increased loan funding for site preparation, infrastructure and land assembly; new permitted development rights to put existing buildings to good use; and a reduction in the constraints on brownfield sites in Green Belt to allow more affordable homes. Local brownfield registers are bringing thousands of hectares of developable land to the attention of house-builders. Local authorities are also beginning to receive proposals regarding Permission in Principle for housing-led developments on land in brownfield registers.</p><p>Brownfield sufficient for hundreds of thousands of new homes exists, but it is for local authorities to use their plans to steer much-needed housing-led development and investment to brownfield sites available in viable and sustainable locations.</p>

It made clear that local authorities' strategic policies should make as much use as possible of brownfield sites in meeting development needs, and that planning policies and decisions should give substantial weight to the value of using suitable brownfield land within settlements. The Framework sets out a range of policies to help local authorities achieve this, including the use of minimum density standards for homes where appropriate.</p> more like this

unstar this property answer text <p>This Government is providing strong encouragement to local authorities, communities and housebuilders to make the most of suitable brownfield land.</p><p>Our National Planning Policy Framework asks local authorities to give great weight to re-using brownfield, and every authority publishes a register of brownfield land suitable for housing. Government gives significant financial assistance for the take-up of brownfield sites and for the necessary infrastructure– including the £4.95 billion Home Building Fund, the £400 million Brownfield Housing Fund and the £75 million Brownfield Land Release Fund. There is tax relief for land remediation, and wider permitted development rights allow yet more homes to be created.</p><p>Our further reforms of the planning system in England will ensure that communities have more meaningful opportunities to engage on local plans that set the rules for development in their areas, to produce design codes that have real teeth, and to have their say on the detailed aspects of planning applications. The reforms will also ensure that housing schemes come forward in areas identified for growth, while ensuring that valued countryside remains protected</p><p> </p>

unstar this property answer text <p>There is no set amount of grant allocated for new affordable housing developments.</p><p>The Homes and Communities Agency assess all applications on a case by case basis, taking into account local circumstances against the criteria set out in the 2015-18 Affordable Homes Programme prospectus. Around 80% of the Affordable Homes Programme in 2011-15 delivered by the Agency outside London was on brownfield land. <br><br>Applications to deliver affordable homes in London are assessed by the Greater London Authority against their published prospectus (The Mayor’s Housing Covenant 2015-18 Programme).</p> more like this
