star this property answer text <p>Yes, we expect developers to take responsibility for any building developed by any company within their corporate group, including cases where they acquired the original developer of the building.</p><p>45 of the largest developers have now signed a pledge to:</p><ul><li>take responsibility for all necessary work to address life-critical, fire-safety defects on buildings 11 metres and over that they had a role in developing or refurbishing; and</li><li>withdraw any such buildings from the Building Safety Fund and Aluminium Composite Material (ACM) Fund and reimburse funding received from those funds for such buildings.</li></ul> more like this

star this property answer text <p>Whilst the Government's standard method is used to identify the total number of homes needed in a local area, the National Planning Policy Framework is clear that it is for local authorities to identify the size, type and tenure of housing needed for different groups in the community and to reflect this in their local planning policies. The different groups include, but is not limited to, those who require affordable housing, families with children, older people, students, people with disabilities, service families, travellers, people who rent their homes and people wishing to commission or build their own homes.</p><p>As set out in the Levelling Up White Paper, the changes we are making to the planning system will result in more communities having local plans in place, which clearly set out what is required to meet community housing needs.</p> more like this

star this property answer text <p>While I appreciate the members concerns, and those raised, due to my role within the planning system I cannot comment on the specifics of individual cases.</p><p>What I can say is that if a development differs from that shown on the plans approved, and no consent has been given for this change, it may be subject to enforcement action if the local planning authority considers such action to be in the public interest.</p><p>The Government has given local authorities a wide range of planning enforcement powers with strong penalties for non-compliance, and that local authorities are best placed to decide what, if any, action to take depending on the particular circumstance of each case</p><p> </p><p> </p> more like this

star this property answer text <p>We have taken a number of steps to encourage building sustainable, well-connected, and balanced communities through the planning system. We have set out in the National Planning Policy Framework (NPPF) that the purpose of the planning system is to contribute to the achievement of sustainable development. Our NPPF explains that achieving sustainable development means the planning system has three overarching objectives, which are interdependent and need to be pursued in mutually supportive ways. This includes an economic objective to help build a strong, responsive and competitive economy; a social objective to support strong, vibrant and healthy communities; and an environmental objective to protect and enhance our natural, built and historic environment. We expect planning policies and decisions to aim to achieve healthy, inclusive and safe places which promote social interaction; are safe and accessible; and which enable and support healthy lifestyles.</p><p>As part of our wider ambitions for an improved planning system, we intend to review the NPPF to ensure that it contributes to sustainable development as fully as possible. I would like to assure my Hon member that we have been and will continue to work closely with our ministerial colleagues including the Secretary of State for Transport, and for Environment, Food and Rural Affairs on any future review of national planning policy.</p>

star this property answer text <p>We have tabled amendments to the Building Safety Bill to give the Secretary of State the power to stop new planning permissions being developed by major residential developers who have not committed to act responsibly to resolve the building safety crisis. <br> <br> If a qualifying developer does undertake development, this would be a breach of planning control and subject to enforcement action. <br> <br> Any planning permission that is granted for land owned by these developers would remain valid; this would enable this land to be sold to responsible developers to be developed by them instead.</p> more like this
