HS2 is an integrated railway that has been designed to avoid and or reduce environmental impacts throughout its development. The approach used to developing this railway has been to fully integrate environmental mitigation into the railway’s design. For example, environmental impacts and mitigations are considered when designing the depth of a particular cutting.</p><p> </p><p>It is therefore not possible to separate the usage of compulsorily purchased land into the two defined categories.</p><p> </p><p> </p> more like this

The main local alternatives considered are described in the Environmental Statement published in November 2013. These can be found in section 2.6 in each of the Volume 2 Community Forum area reports. Given the scale of suggestions received it would not be possible or practical to identify those changes that are a direct result of the Community Forums alone.</p> more like this

star this property answer text <p>The HS2 Phase One Environment Statement, as deposited in November 2013, was peer reviewed by experts in their field to ensure it was of the highest quality. The subsequent consultation allowed the public to comment on its content and issues contained in the responses received were included in the report by Parliament’s Independent Assessor, which was laid in the House of Commons on 9 April 2014. Where new information has become available through consultation responses that might give rise to new likely significant effects, these effects will be brought before Parliament through a Supplementary Environmental Statement in accordance with the Standing Orders of the House.</p> more like this

star this property answer text <p>Rural areas will feel the effects of HS2 more than urban areas, where major construction projects are commonplace and properties relatively close to railways or building sites are often shielded from their effects by other buildings and background noise. This is why some of the assistance schemes are directed at rural areas only. However, we have gone beyond what is required by law in order to assist urban owner-occupiers.</p><p> </p><p> </p><p /> <p> </p><p /> <p> </p><p /> <p>The Need to Sell scheme is available to qualifying residents in Wells House Road and Midland Terrace. The owner occupiers of properties on the east side of Wells House Road may be eligible to claim under the Express Purchase scheme.
