star this property answer text <p>The Government is committed to promoting fairness and transparency for homeowners and ensuring that consumers are protected from abuse and poor service. We are taking forward a comprehensive programme of reform to end unfair practices in the leasehold market, in January we announced reforms to the valuation process and length of lease extensions, in response to Law Commission recommendations.</p><p>The Law Commission’s report on enfranchisement includes recommendations relating to the qualifying criteria for enfranchisement and lease extensions, including any potential exemptions. We will bring forward a response to these and the other remaining Law Commission recommendations in due course.</p> more like this

star this property answer text <p>The Government is committed to promoting fairness and transparency for homeowners and ensuring that consumers are protected from abuse and poor service. We are taking forward a comprehensive programme of reform to end unfair practices in the leasehold market.</p><p>Whilst the cost of a lease extension will vary depending on a number of factors including the time remaining on the existing lease, under the current system too many leaseholders find the process for extending their lease or buying their freehold (a process known as enfranchisement) too complex, lacking transparency and prohibitively expensive.</p><p>We will reform the process of enfranchisement valuation that leaseholders must follow to calculate the cost of extending their lease or buying their freehold. The Government will abolish marriage value, cap the treatment of ground rents at 0.1% of the freehold value, and prescribe rates for the calculations at market value. The Government will also introduce an online calculator, further simplifying the process for leaseholders and ensuring standardisation and fairness for all those looking to enfranchise. These changes to the enfranchisement valuation process will result in substantial savings for some leaseholders, particularly those with less than 80 years left on their lease. Our reforms to enfranchisement valuation also ensure that sufficient compensation is paid to landlords to reflect their legitimate property interests.</p><p>We will translate these measures into law as soon as possible, starting with legislation to set ground rents on newly created leases to zero in the upcoming session. This will be the first part of major two-part legislation to implement leasehold and Commonhold reforms in this Parliament.</p>

The vast majority - 91% - of renters are up to date with their rent.</p><p>However, we have kept in place longer notice periods of four months until the end of September, giving people who need it the time to agree a way forward with their landlord.</p><p>For renters who require additional support, financial measures remain in place. We have made available £140 million this year for local councils to help people pay their rent through Discretionary Housing Payments, and we extended the Job Retention Scheme and the £20 weekly uplift in Universal Credit until the end of September.</p> more like this

star this property answer text <p>The £150 million Community Ownership Fund will help ensure that communities across the UK can support and continue benefiting from the local facilities, community assets and amenities most important to them</p><p><br>The fund will be delivered directly by MHCLG in communities across England, Scotland, Wales and Northern Ireland.</p><p>A key aim of the programme is to drive greater community ownership of assets that advance the social wellbeing and interests of communities by bringing sporting, cultural, historical, recreational, or environmental benefits.</p><p>From Summer 2021, voluntary and community organisations from all parts of the UK will be eligible to apply for funding to help takeover community assets at risk of loss without community intervention</p><p><br>Voluntary and community organisations will be able to bid for up to £250k matched-funding to help them buy or take over a physical community asset at risk. Community groups seeking to acquire a sports asset will be able to claim up to £1 million match funding.</p>

star this property answer text <p>We understand the importance of singing to all of our faith communities but, due to the transmission of COVID-19 through droplets and airborne particles, it has been essential to limit this to control the spread of the virus. We have been working closely with the Places of Worship Taskforce and faith communities to facilitate this and are grateful for their support.</p><p>Currently singing can take place outdoors on the grounds of a place of worship and this can include the congregation taking part. Indoors it is currently only possible for small groups of singers to perform, and the congregation cannot join in. It is important that we take a cautious approach in easing restrictions, so that we can see the impact of the steps we are taking before moving to the next step. For that reason, we will continue to keep guidance and restrictions under review, in line with the changing situation. As soon as we are able, we will update our advice further. We do not wish to keep restrictions in place for any longer than we have to. This is in line with wider guidance for performing arts across all sectors.</p>

star this property answer text <p>The Government has put in place an unprecedented package of support for renters during the pandemic. As national restrictions continue to ease, it is appropriate that these emergency measures also lift but we are doing so gradually.</p><p>The pause on bailiff enforcement has ended; however, measures to protect renters and prevent homelessness are still in place.</p><p>Significant financial support remains, and the vast majority of renters are up to date with their rent.</p><p>We are also providing local authorities with £310 million through the Homelessness Prevention Grant, an uplift of £47 million on the previous years’ funding, which can be used to prevent homelessness or to provide temporary accommodation to ensure families have a roof over their head.</p> more like this

star this property answer text <p>We strongly urge accommodation providers to be flexible in extending tenancies and delaying moves if tenants are isolating due to Covid-19.</p><p>However, under The Health Protection (Coronavirus, Restrictions) (Self-Isolation) (England) if someone is legally obliged to move, they are allowed to do so even if isolating.</p><p>We know that some universities have temporary accommodation available to those if they are required to move. Students should let their accommodation provider know immediately if they are required to isolate and speak to the university accommodation office.</p> more like this
